This beautiful townhome is the perfect place to call home while you enjoy everything Bozeman has to offer. With two of the three bedrooms doubling as home offices​,​ and it’s two and a half baths​,​ it is ideally laid out to accommodate working from home. Situated in a family neighborhood​,​ this bright​,​ southwest facing​,​ home is a short drive to groceries​,​ restaurants​,​ coffee shops and shopping. The largest bedroom features a king bed and walk in closet with built in dresser drawers. The second bedroom has a queen murphy bed​,​ that can be used as a bedroom​,​ or office with the bed in the wall position. And the third bedroom is set up with a desk plus a full size pull out couch with air mattress​,​ (so it can easily sleep 2 people when not being used for work or school). The fenced back overlooks a common area yard that borders one of the Lakes to the south. The covered patio is a great place to be outside and soak up some sun. There are walking trails around the lakes​,​ and to the north for miles of trail access.

House rules

No pets. No parties. No shoes in the house. (Slippers ok). NO SMOKING at all in or on the property. Real quiet hours from 9pm to 7am, but it is attached, so be respectful of our neighbor. Renters are responsible for shoveling driveway and entryway in winter. A shovel is provided. Garage will accommodate 1 car, with the remainder being used for storage. Renters are responsible for booking their move-out cleaning on the last day of their stay. Damage protection policy (through moblhom $69) is required when booking. The property is a townhouse, and guests are responsible for maintaining an appropriate noise and activity level while on the property. Our HOA covenants ask that the exterior of the property is kept neat, clean, and free of personal clutter / belongings. Please park either in the garage or in front of the garage doors only. No RV parking is allowed in the neighborhood. Please do not wear any shoes in the house. House slippers may be worn, but we ask that all shoes be removed at the door. **If you have special needs that make this request difficult, please call us in advance to discuss further. Please leave all doors shut and locked when you are not home. Please do not leave any food or drink on the patio or anywhere outside unsupervised for a prolonged period of time. Please clean the grill thoroughly after use. Any visitors on the property are the sole responsibility of the renter. This property is privately owned, and the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the renter. By accepting this lease, it is agreed that all renters are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Please keep the property and all furnishings in good order. If anything does break, please let us know right away so that we can get it fixed. Only use appliances for their intended uses. The HOA does not provide any exterior maintenance and groundskeeping, we do ask that you, the tenant, keep the walkway to the front door clear at all times for safety and cleanliness. We will leave a shovel to manage snow / ice in the winter (Do Not use ICE MELT, as it ruins the concrete). We do ask for a $2500 refundable security deposit, payable directly to us any time before check-in. We also ask for a $200 cleaning fee, payable directly to us any time before check-in. This allows us to be sure the unit is satisfactorily cleaned and disinfected between guests, particularly during this time of Covid 19. Fireplace: The fireplace is a vented gas unit. Please do not touch the glass face. It is EXTREMELY hot when the fireplace is on, and injury can occur. There is a remote control, that sits on the ledge above the fireplace, to turn the fireplace on or off, and to control the temp. Water and Sewer: The property is on city water and sewer. Please do not flush anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other inappropriate items have been flushed and clog the pipes, the plumbing bill will be charged to you.
